Both let the holder "stamp" plans, a formal declaration that a licensed professional is taking responsibility for the design being correct and safe. An architect's license covers structural work up to a point, typically simple, conventional construction like a standard wood-frame house.

Where Architectural Scope Ends and Structural Engineering Begins

Most states give architects some authority to handle basic structural work on straightforward residential projects, usually limited to conventional, prescriptive construction like a standard wood-frame home. Once a project moves past that baseline, the required license changes from architect to structural engineer, and the exact trigger point (such as project size, framing type, seismic exposure, local ordinance) depends on which state, and often which city, the project is located in.

When Does a Project Need a Licensed Structural Engineer?

There are a few instances when a licensed structural engineer is required:

  • A load-bearing wall is coming out or moving. A load-bearing wall supports weight from the floor or roof above it. Removing or relocating one means that weight needs a new path down to the foundation.

  • A second story, room addition, or new roof load is being added. New weight on an existing structure means the foundation and framing need to be checked against loads they weren't originally sized for, and the lateral system needs to be checked against wind and seismic forces it wasn't originally designed to resist.

  • The site is located in a high seismic or high-wind zone. The International Building Code requires structural observation, meaning a licensed engineer has to physically confirm the building matches the approved design, for structures assigned to higher seismic design categories or facing design wind speeds above certain thresholds. That requirement applies based on a structure's seismic design category and wind exposure, not its size, height, or occupancy.

  • The framing falls outside conventional, prescriptive limits. Engineered wood, steel elements, long spans, cantilevers, or unusual geometry can move a project past what standard framing tables cover.

  • Foundations, retaining walls, or shoring are involved. Cities frequently set their own thresholds here. Seattle, for instance, requires a licensed structural engineer's stamp on shoring taller than a set height or braced by any tie-back system, treating shoring as part of the permanent structure it protects once conditions like that are met.

  • The permitting jurisdiction sets its own valuation or scope threshold. Some municipalities require a licensed seal above a set construction cost regardless of scope. Lombard, Illinois, for example, requires signed and sealed drawings on any project valued above $10,000

When Should a Structural Engineer Join the Project?
